What We Do
Our service includes everything required to take a property from vacancy to move-in ready tenancy.
Marketing & Viewings
We will:
- Create and manage property advertising
- Promote the property across our marketing channels
- Handle enquiries from prospective tenants
- Conduct and attend viewings on your behalf
- Qualify applicants before progressing them further
Referencing & Compliance
Every tenant is carefully assessed before being offered a tenancy.
Where appropriate, we will:
- Verify affordability
- Carry out employment checks
- Obtain previous landlord references
- Complete Right to Rent checks
- Verify student status where required
- Arrange suitable guarantors where necessary
- Collect supporting evidence and documentation
Tenancy Documentation
Before handover, we will ensure:
- Tenancy agreements are signed
- Guarantor agreements are signed where applicable
- Deposits are collected
- All required paperwork is completed
You will receive copies of all relevant documents and evidence for your records.
Check-In Service Included
Unlike many tenant find services, our work does not stop once the contracts have been signed.
We conduct the tenant check-in on your behalf and provide documented evidence that:
- Tenants have received all statutory documents
- Tenants have been shown all relevant certificates
- Safety information has been explained
- Tenants have received a property safety briefing
- Receipt of documentation has been formally acknowledged

Our Fee
Our Tenant Finder Service is charged at:
10% of the first six months’ rent
plus
£125+VAT per property (one-off setup fee)
The £125+VAT setup fee only applies the first time you use our Tenant Finder Service for a particular property.
There are no ongoing management charges.
